Home Inspection before buying, selling or the 1 year warranty.

I will inspect the following areas:  

Structural Systems: Foundation, Grading, Drainage, Roofing, Attic, Walls, Ceiling, Floors, Doors, Windows, Stairways, Fireplace, Chimney, Porches,Balconies, Decks, Carports 

Electrical Systems: Service Entrance, Electric Panels, Branch Circuits 

Heating, Ventilation, and Air Conditioning: Heating Equipment, Cooling Equipment, Duct System, Chases, Vents 

Plumbing System: Plumbing Supply, Distribution System, Drains, Wastes, Vents, Water Heating Equipment, Hydro-Massage Therapy Equipment, Gas Distribution System, Gas Appliances 

Appliances: Dishwasher, Food Waste Disposer, Range Hood and Exhaust System, Ranges, Cooktops, Ovens, Microwave, Mechanical Exhaust Vents, Bathroom Exhaust Vents, Garage Door Operators, Dryer exhaust System 

You will get a complete report on the status of the home so that you are able to make and informed decision. The report on the home is often sent on the same day and will be received within 24 hours. 

Phase 1 Inspection/Pre-Concrete Pour Inspection: The foundation of a home is the first and most important part of the home building process. Foundation issues can be very costly to evaluate and correct if there is ever an issue. Having everything in place before the concrete is poured gives a house the best chance for stability and longevity. I will inspect the site to ensure that all the cable are tied together, all the cable stands are in place, the pipes are all protected, and that the distance between the cables and pipes allows for the stretching of the cable.  

Phase 2 Inspection/Pre-Drywall Inspection: This inspection gives me the chance to check on how the frame is put together, where the water and electric lines are run and do check on the status of the home. Once the walls are put in it becomes very time consuming and costly to find and correct issues. 

Phase 3/Home Inspection: This inspection takes place once the home is completed, before the final builder walk-through. Everything needs to be complete on the home and all the utilities are turned on. This is a normal home inspection-see description above. Sometimes during the building process some things are overlooked.
